<p data-start="1824" data-end="2109">However, Gray emphasized that securing the right financing requires a solid understanding of the process. “You need someone who can effectively present the project to lenders and model the potential returns,” he said. “This helps improve the chances of securing the necessary funding.”</p>
<p data-start="2111" data-end="2159"><strong data-start="2111" data-end="2159">Implementing Best Practices for Retrofitting</strong></p>
<p data-start="2161" data-end="2378">Not all retrofitting projects are created equal. Some may involve extensive work like opening up walls to improve insulation, while others might focus on upgrading HVAC systems or installing energy-efficient lighting.</p>
<p data-start="2380" data-end="2687">Gray pointed out that while typical rehabs often require vacating the property, many multifamily buildings can’t accommodate that approach. “It’s better to plan retrofits in stages, working around tenants by either temporarily relocating them or keeping them in place with minimal disruption,” he explained.</p>
<p data-start="2689" data-end="2946">Starting with smaller, more straightforward upgrades is often a practical approach. “Improving lighting or reducing water consumption can provide immediate results,” Gray suggested. “As units turn over, you can also integrate more complex systems upgrades.”</p>
<p data-start="2948" data-end="3176">Retrofitting should be viewed as a long-term strategy, particularly as buildings age. “If you’re noticing an increase in repair requests or rising costs, it may be time to consider more comprehensive replacements,” Gray advised.</p>

For example, <strong>Little Greene’s Rolling Fog</strong>—a serene blend of taupe and gray—offers a sense of grounding.” She also highlights <strong>Farrow &amp; Ball’s Dead Salmon</strong>, a soft, earthy pink that works wonders in spaces like a master bedroom or hallway, especially when paired with natural textures like jute, velvet, or leather.</p>

				<div class="et_pb_text_inner"><p data-start="0" data-end="202">New listings of U.S. homes for sale increased by 7.9 percent year-over-year during the four weeks ending February 2, marking the largest rise since late last year, according to a new report from Redfin.</p>
<p data-start="204" data-end="632">On the buying side, pending sales have shown a slight improvement from the previous month, though they remain down by 8.1 percent compared to a year ago. The story is similar at earlier stages of the homebuying process. Redfin&#8217;s Homebuyer Demand Index, a seasonally adjusted measure of home tours and other buying activities, saw a small uptick from the week prior but continues to hover near its lowest level since last spring.</p>
<p data-start="634" data-end="908">The surge in new listings, combined with slower sales, is creating a larger selection of homes for buyers. There is now five months&#8217; worth of inventory on the market, up from 4.4 months a year ago, and the highest level in six years, excluding the previous four-week period.</p>
<p data-start="910" data-end="1103">This increase in inventory has led to homes selling for less than their asking price. The typical home is now going for 2 percent below the list price, the largest discount in nearly two years.</p>
<p data-start="1105" data-end="1667">&#8220;Listings are picking up as we move toward spring,&#8221; said Joe Paolazzi, a Redfin Premier agent in Pittsburgh. &#8220;Homeowners have been holding off, waiting for mortgage rates to drop or for market conditions to improve, and now it seems clear that rates have decreased as much as they’re likely to for now. Sellers are also realizing that, despite fewer buyers in the market, those who are actively searching are serious and willing to pay a fair price. We&#8217;re seeing bidding wars for homes in desirable neighborhoods and investment properties that are easy to rent.&#8221;</p>
<p data-start="1669" data-end="2114">Redfin noted several reasons why potential buyers are still hesitant. First, although homes are often selling below asking price, prices remain near historic highs. Persistently high home prices and mortgage rates have pushed the median monthly housing payment to $2,784, an 8.3 percent increase year-over-year and just $21 shy of the all-time high. However, mortgage rates dipped below 7 percent this week for the first time since mid-December.</p>
<p data-start="2116" data-end="2354" data-is-last-node="">Second, some buyers are holding off due to uncertainty surrounding federal economic policy. Finally, severe winter weather, including snow and extreme cold across the Midwest, Northeast, and South, kept many homebuyers indoors in January.</p></div>

<p>&#8220;Certainly! Let me pull up your file and assist you with this.&#8221;</p>
<p>The request seemed reasonable: a seller calling to update banking information. So, $75,567 was wired to the new account. Unfortunately, the account wasn’t Sarah Seller&#8217;s at all—it belonged to a criminal. The phone call was a fraud.</p>

				<div class="et_pb_text_inner"><p>The number of homes available for sale per renter household in the U.S. is hovering near historic lows, underscoring the challenges that first-time buyers face in the current housing market.</p>
<p>Currently, there are approximately 30 renter households for every available home, a significant increase from fewer than 10 in 2006, as reported by Freddie Mac.</p>
<p>This supply shortage can be traced back to the Great Recession, which severely impacted new home construction. Although building activity has gradually increased since then, it has not kept pace with demand, resulting in a deficit of at least 1.5 million homes. “Thus, those looking to buy their first home are not only confronted with high prices but must also compete with a growing number of first-time buyers as supply lags behind demand,” the report states.</p>
<p>Affordability remains a major hurdle for first-time buyers. From January 2000 to July 2024, entry-level home prices rose by 63% more than high-end home prices, indicating that starter homes are becoming increasingly expensive. “This lack of affordable housing particularly affects those trying to buy their first home, especially those without significant wealth,” the report highlights. Compounding these issues, high mortgage rates are making this market particularly difficult for newcomers.</p>
<p>After a dip in September, the average rate for 30-year fixed mortgages has climbed for four consecutive weeks, reaching 6.54% for the week ending Thursday, according to Freddie Mac.</p>
<p>A recent LendingTree survey revealed that more than half of renters fear that homeownership may be unattainable, with 62% worried they’ll never own a home.</p>
<p>Among those renters who aspire to own, the biggest barrier is cost, with 65% citing the down payment as a major obstacle. Additionally, 52% believe home prices in their areas are too high, while 39% feel their credit scores hinder their ability to qualify for a mortgage.</p>
<p>Despite these challenges, the desire for homeownership remains strong, with 83% of Americans preferring to own rather than rent. This sentiment spans all demographics, with at least two-thirds of respondents indicating a preference for ownership, including 76% of those earning under $30,000 annually, 77% of those without children, and 79% of Gen Z.</p>
<p>Interestingly, the survey found that the personal freedom and stability associated with owning a home outweighed the potential long-term financial benefits. When asked about their preference for homeownership, 62% expressed a desire for the flexibility to customize their space, while 61% valued the stability of not having to renew a lease. In contrast, only 44% mentioned home value appreciation as a reason for wanting to own, and 41% cited wealth-building as a motivation.</p>
<p>Nevertheless, prospective homebuyers should keep in mind that while homeownership offers many advantages, it often comes at a higher cost. In many markets, renting remains a more affordable option than purchasing a starter home.</p></div>
