Once a purchase contract is signed, a defined sequence of events moves the transaction toward closing day. Understanding that timeline helps buyers, sellers, and agents anticipate what's needed — and avoid last-minute delays.
Opening Title
After the contract is executed, the file is opened with a title or settlement agent. The agent orders a title search, which reviews public records for liens, judgments, encumbrances, and ownership history. A title commitment is issued, detailing any issues that must be cleared before closing.
Clearing Title
If the search reveals defects — an unpaid mortgage, an old lien, a recording error — the settlement agent works to resolve them. This is one of the most valuable, and least visible, parts of the process. A clean title commitment is what makes insurable ownership possible.
The Title Commitment
The commitment is your roadmap. It lists requirements that must be met (paying off an existing mortgage, releasing a lien) and exceptions to coverage (recorded restrictions, easements). Reviewing it early gives you time to ask questions.
Preparing the Closing Statement
A few days before closing, the agent prepares the closing disclosure or settlement statement, showing every cost — loan payoff, taxes, title premium, agent fees, prorations. Buyers and sellers should review their statements in advance and flag anything unclear.
Closing Day
At closing, documents are signed, funds are received and disbursed, and ownership is transferred. The deed is then recorded in the public records. Once recording is confirmed, the transaction is complete and keys change hands.
After Closing
Some items — final document recordings, lien releases — may settle a day or two after signing. Your settlement agent confirms once everything is recorded and your owner's policy is issued.
