Infanti Law Firm, and the Sarasota real estate community. We hosted our very first collaborative &#8220;Coffee Connect for Real Estate Investors,&#8221; and the energy in the air was truly electric. Led by our very own Michael Infanti, award-winning attorney, Sarasota native, and owner of Infanti Law Firm and Preferred Settlement Services, alongside esteemed real estate investor Matt Strauss, the gathering proved to be a resounding success.</p>
<p data-sourcepos="5:1-5:392">It was fantastic to see such a diverse and high-caliber group of professionals come together. We welcomed engineers sharing insights on structural integrity, hard money lenders outlining financing strategies, architects showcasing innovative designs, builders discussing the nuts and bolts of construction, and of course, many of our valued Realtors actively participating in the discussions.</p>
<p data-sourcepos="7:1-7:534">The conversations were lively and spanned a wide range of projects shaping the Sarasota landscape. From the intricacies of residential fix-and-flips to the exciting plans for large-scale commercial buildings taking shape in downtown Sarasota, the breadth of expertise and ambition in the room was palpable. It was a unique opportunity for these different facets of the real estate ecosystem to connect, share perspectives, and gain a deeper understanding of the various stages and challenges involved in bringing projects to fruition.</p>
<p data-sourcepos="9:1-9:678">Our co-host, Matt Strauss, perfectly captured the spirit of the event, stating, “I thought we had a great turnout. Our goal with this group was to generate a collaborative and inviting round table of local dealmakers to share stories, strategies and hopefully future synergies. In this &#8216;who you know&#8217; industry, organic collaboration and alternative methodology is so critical in order to get ahead of the pack. <p data-start="1824" data-end="2109">However, Gray emphasized that securing the right financing requires a solid understanding of the process. “You need someone who can effectively present the project to lenders and model the potential returns,” he said. “This helps improve the chances of securing the necessary funding.”</p>

<p data-start="2161" data-end="2378">Not all retrofitting projects are created equal. Some may involve extensive work like opening up walls to improve insulation, while others might focus on upgrading HVAC systems or installing energy-efficient lighting.</p>
<p data-start="2380" data-end="2687">Gray pointed out that while typical rehabs often require vacating the property, many multifamily buildings can’t accommodate that approach. “It’s better to plan retrofits in stages, working around tenants by either temporarily relocating them or keeping them in place with minimal disruption,” he explained.</p>
<p data-start="2689" data-end="2946">Starting with smaller, more straightforward upgrades is often a practical approach. “Improving lighting or reducing water consumption can provide immediate results,” Gray suggested. “As units turn over, you can also integrate more complex systems upgrades.”</p>
<p data-start="2948" data-end="3176">Retrofitting should be viewed as a long-term strategy, particularly as buildings age. “If you’re noticing an increase in repair requests or rising costs, it may be time to consider more comprehensive replacements,” Gray advised.</p>
